Privacy Policy
This Privacy Policy explains, in plain language, how Verdkt LLC handles personal data when you use our app, our website, and the related services. It is incorporated into, and forms part of, our Terms of Service.
1. Introduction
Verdkt LLC (“Verdkt,” “we,” “us,” or “our”) provides verified property documentation for short-term-rental hosts and managers. This Privacy Policy explains what personal data we collect, why we collect it, who we share it with, and the rights you have. It applies to our mobile app, our website, and the related services (together, the “Service”).
We have written this policy to the standard of the EU General Data Protection Regulation (GDPR) and the UK GDPR — among the strictest privacy laws in the world. We apply that same standard to everyone who uses Verdkt, wherever you live.
This Privacy Policy is incorporated into, and forms part of, our Terms of Service. Words defined in the Terms of Service have the same meaning here.
2. Who we are
Verdkt LLC is the controller of the personal data described in this policy. We are a limited liability company organized under the laws of the State of Delaware, USA, with our principal place of business in Miami, Florida.

3. The personal data we collect
We collect the following kinds of personal data:
- Information you give us. When you create an account we collect your name, email address, and password. As you use the Service you enter inspection data such as descriptions and costs. If you are a Management customer, we also collect your business name, billing details, and VAT number.
- Photos and Content you capture. The photos and other Content you create with the app may show property interiors and any people or belongings that appear in them. Each capture is stored with its metadata — the timestamp, a device attestation, the cryptographic hash that seals the photo, its C2PA content credentials, and the location, which we use only to confirm that the photo was captured at the property.
- Technical and usage data. When you use the app we automatically collect limited technical and device information, together with basic app-usage and diagnostic data that helps us keep the Service running and improve it.
4. Payments
For consumer purchases (the Free and Paid plans), Apple is the merchant of record and handles payment through the App Store. We do not receive or store your card details; Apple’s handling of your payment information is governed by Apple’s own privacy policy.
For the Management plan, we invoice you directly using the billing details you provide, such as your business name, billing address, and VAT number.
5. How we use your data and our legal bases
We use personal data only for the purposes below. Under the GDPR and UK GDPR we must have a legal basis (Article 6) for each purpose; ours are set out here in plain language.
- To provide the Service. We use your account data and Content to operate the app, seal and store your photos, generate Reports, and let you share them. Legal basis: performance of our contract with you.
- To keep the Service secure and trustworthy. We use data to protect the integrity of documentation, secure our systems, prevent misuse and fraud, and maintain and improve the Service. Legal basis: our legitimate interests in running a secure, reliable, and trustworthy service.
- To meet our legal obligations. We use data where the law requires it, for example for tax, accounting, and compliance. Legal basis: compliance with a legal obligation.
- Where you have given consent. For anything that relies on your consent, such as optional analytics, our legal basis is your consent, which you can withdraw at any time.
We do not sell your personal data. We do not use it for third-party advertising. And we do not use your Content to train artificial-intelligence or machine-learning models.
6. People who appear in your photos
Because you use Verdkt to document property, your photos and other Content may include guests or other third parties and their belongings. Where you operate, the law may require you to give notice to those people, or to obtain their permission, before you capture or share such images. You are responsible for providing any notices and obtaining any permissions that apply.
You decide what to capture. When this personal data is in your Content, we process it on your instruction and on your behalf, in order to provide the Service to you — for example, to store, seal, and display the photos you choose to capture. We do not use it for any separate purpose of our own.
7. Who we share data with
We share personal data only as described here, and only with parties that are required to protect it:
- Our cloud hosting provider, which stores Content and account data on our behalf and under our instructions.
- Apple, for app distribution and, on the consumer plans, payment.
- DigiCert, which provides the trusted timestamp applied when a photo is sealed.
- Recipients you choose. When you share a Report or a link, the information in it goes to the person or organization you send it to.
- Legal, safety, and business transfers. Where required, we may disclose data to comply with the law or a valid legal request, to protect the rights and safety of people or of our Service, or in connection with a merger, acquisition, or sale of assets.
We require our service providers to protect personal data and to use it only for the purposes we specify. We do not sell your personal data.
8. Private by design
Verdkt does not publish your Content. There is no public gallery, and we do not index your properties or their locations for public search. Your documentation is private to you and to the recipients you choose.
Verification data travels inside the photo file itself, as C2PA content credentials. This means a recipient you choose can confirm a photo’s authenticity directly from the file, without us hosting or exposing a copy to them.
9. International data transfers
Verdkt is based in the United States, and the people who use our Service are located around the world. Your personal data may therefore be transferred to, and processed in, the United States and other countries whose data-protection laws may differ from those where you live.
Where such transfers are restricted by law, they are protected by appropriate safeguards — such as the Standard Contractual Clauses approved by the European Commission and their UK equivalent — carried through our agreements with the service providers who process data on our behalf.
10. How long we keep your data
We keep photos and Content according to your Plan: on the Free plan, photos are kept for 90 days; on the Paid plan, for up to 10 years. We keep your account data for as long as your account is active, and for a limited period afterwards.
If you ask us to erase your data, we will, except where we must keep limited records to comply with the law — for example, tax or accounting records. After the applicable period, Content may be moved to lower-cost storage or deleted.
11. How we keep your data secure
We use appropriate technical and organizational measures to protect personal data, including on-device sealing of photos at the moment of capture, encryption in transit and at rest, and access controls that limit who can reach your data.
No service can be completely secure, and we cannot guarantee absolute security. We protect your data using measures appropriate to the risk, and we keep those measures under review.
12. Your rights
Depending on where you live, you have rights over your personal data. We honour the following rights for everyone who uses Verdkt:
- Access — ask for a copy of the personal data we hold about you.
- Rectification — ask us to correct data that is wrong or incomplete.
- Erasure — ask us to delete your data.
- Restriction — ask us to limit how we use your data.
- Objection — object to processing we carry out on the basis of our legitimate interests.
- Portability — receive certain data in a portable format, or have it sent to another provider.
- Withdrawing consent — where we rely on your consent, withdraw it at any time.
To exercise any of these rights, email us at support@verdkt.com. We will respond within the time the law allows, and we may need to confirm your identity first. Exercising your rights is free, and we will not treat you differently for doing so.
If you believe we have not handled your data properly, you may also lodge a complaint with your local data-protection or supervisory authority. We would, however, appreciate the chance to address your concern first.
13. Children
Verdkt is a business tool intended for users aged 18 and over. The Service is not directed to children, and we do not knowingly collect personal data from anyone under 18. If you believe a child has provided us with personal data, please contact us and we will delete it.
14. Cookies and our website
The Verdkt app does not use advertising cookies or third-party advertising trackers.
Our website, if it uses analytics at all, uses only limited, essential analytics to understand how the site is used and to keep it working — not to build advertising profiles. Where the law requires consent for non-essential cookies, we ask for it before they are set.
15. Changes to this Privacy Policy
We may update this Privacy Policy from time to time. If we make material changes, we will give notice as required by law — for example, by posting the updated policy with a new effective date or by notifying you in the app. The “Last updated” date at the top shows when this policy was last revised.

17. Your local rights
Wherever you live, this Privacy Policy is written to a high, GDPR-level standard that we apply to everyone. Your country, state, or province may give you additional data-protection rights that cannot be waived by agreement. Nothing in this policy removes or limits those rights, and where any such law applies, it prevails over any conflicting part of this policy.
